In a typical real estate transaction, there is an agent representing the seller (the listing agent), and an agent representing the buyer (the buyer’s agent). In a traditional real estate transaction, the listing agent and the buyer’s agent would split a 6% commission (3% to the listing agent and 3% to the buyer’s agent). For example, on a $400,000 home, the listing agent would receive $12,000, and the buyers agent would receive $12,000, for a total of $24,000 in commissions! As you may know, this is typically paid by the seller upon the close of escrow. This money is coming directly out of the seller’s home’s equity!
Our new approach…
List4Less will provide full service marketing of your home for a flat fee of just $3,995 on the listing agent side of the transaction. Referring back to our earlier example, on a $400,000 home, the traditional listing agent commission is 3% or $12,000. At List4Less, we don’t charge $12,000. Our flat-fee is just $3,995, saving the seller over $8,000. If the home is valued greater than $400,000, the seller saves even more!
Next we come to the buyers side of the transaction…the other 3%. Since it is our objective to sell every home as quickly as possible, we always encourage our listing clients to offer a reasonable commission to the buyer’s side. Even though we do everything we can to find a buyer for our listings, the vast majority of buyers are being represented by third-party buyer agents. The traditional commission for these buyers agents is a full 3%. However, to save even more money, you should only offer whatever the prevailing rate of current listings rates are in your area at the time of your listing. At the time of this writing, the prevailing buyers agent commission rate is 2.5%. Remember, commissions are completely negotiable, and you don’t have to offer the prevailing rate, but this is our recommendation to help expedite the sale of your home.
Before I became a real estate broker, I had listed five homes over the years through local brokers/agents. I was frustrated with the outrageous commissions I paid. The service they performed was almost the same regardless of whether a home was valued at $200,000 or $500,000, but the 6% traditional commissions I paid was very different between the two values…at $200,000 the 6% commission is $12,000. A home sold at $500,000, the traditional 6% commission is $30,000. As my daughter would say… “What’s up with that?”
